Thanks to substantial, grant-optimised funding, the historic building is being converted into a modern Motel One hotel with around 200 rooms, a catering area and a surgical practice – a project that combines heritage conservation, energy efficiency and long-term maintenance of the building.
Project description:
- Property: The Hansa Haus, built in 1905/1906 and formerly a NordLB branch, is a listed building and is situated in a prime city-centre location with almost direct access to the main railway station.
- Use: Conversion into a Motel One hotel, supplemented by catering facilities and a surgical practice on the ground floor.
- Sustainability: The aim is to achieve the KfW Efficiency Standard 55 and DGNB certification. The building is supplied with renewable district heating – thus combining historic architecture with sustainable energy efficiency.
- Financing structure: Long-term, subsidy-optimised financing with an agreed repayment schedule.
Significance of the project for the BLB Group and for SaarLB – Udo Buskamp, Managing Director of BLB Immobilien GmbH:
“With the ‘Hansa-Haus-Hannover’ project, we have found a solution to the current challenge of converting outdated bank buildings in a central city-centre location: ‘beds instead of offices’. This involves the task of reconciling heritage protection with future-proof energy standards. Together with the SaarLB team, we were able to overcome all the challenges posed by this complex project.”
Peter Koppenhöfer, Head of the Deal Team at SaarLB:
“This project demonstrates our commitment to sustainable property finance, the preservation of historic buildings and long-term client relationships. Thanks to our close and constructive collaboration with the client, as well as excellent internal and cross-departmental teamwork, we were not only able to successfully support the project, but also lay the foundations for a long-term, growth-oriented partnership with the BLB Group.”
